We buy homes that need real work — kitchens, baths, roofs, systems, layouts — and bring them back to something a family can move into and count on for the next thirty winters. Registered Montana contractors do the work; we manage the project and stand behind it.

On bare lots, infill parcels, and land that already has plans, we build new: practical, well-insulated single-family homes sized and priced for people who actually live and work here. We’re happy to partner with landowners who’d rather share in a build than sell outright.

Scotch Creek Development is run by a local developer and an experienced builder who’ve both called the Missoula area home for years. We’re small on purpose: the people you talk to are the people who walk the property, run the numbers, and manage the work.

  • Build to last. Montana winters are honest. We choose materials and details that perform for decades, not just through closing.
  • Be a good neighbor. Clean job sites, clear communication, permits pulled, and a finished house that raises the block instead of just flipping it.
  • Stay close to home. We only buy where we can drive to the job site.

Do you buy houses as-is?

Yes. You don’t need to clean out, repair, or update anything before you reach out. We look at the property as it stands and make our offer on that basis.

Are you a wholesaler?

No. We’re the buyer. We don’t put a property under contract to resell the contract to someone else. When we make an offer, we intend to close on it.

Do I need an agent to sell to you?

No. You can contact us directly. If you already work with an agent, we’re happy to work through them, and we pay commissions.

Will you partner on my lot instead of buying it?

Sometimes, yes. If you’d rather share in a build than sell outright, tell us. We look at landowner partnerships case by case.

What areas do you buy in?

Missoula County and the northern Bitterroot: Missoula, Frenchtown, Lolo, Florence, Stevensville, and the country in between. We only buy where we can drive to the job site.

How quickly will I hear back?
