Land we’re looking for

  • Bare lots, infill lots, and small acreage with road access and utilities nearby
  • Lots that already have plans, engineering, or permits — we’ll pick up where you left off
  • Stalled or unfinished builds, and parcels that could carry more than one home

Agents and wholesalers

  • We pay commissions, close on time, and take off-market and hard-to-sell listings seriously
  • We don’t lowball sight-unseen or tie up a property with no intent to close, and we only buy where we can drive to the job site

Renovation

We buy homes that need real work — kitchens, baths, roofs, systems, layouts — and bring them back to something a family can move into and count on for the next thirty winters. Registered Montana contractors do the work; we manage the project and stand behind it.

New development

On bare lots, infill parcels, and land that already has plans, we build new: practical, well-insulated single-family homes sized and priced for people who actually live and work here. We take projects from raw ground through design, permitting, and construction, and we’re happy to partner with landowners who’d rather share in a build than sell outright.

Scotch Creek Development is run by a local developer and an experienced builder who’ve both called the Missoula area home for years. We’re small on purpose: the people you talk to are the people who walk the property, run the numbers, and manage the work.
